Container homes get pitched online as a flat, universal price point — they aren't. What a container home costs in Kenya depends heavily on how many units you combine, how far your site is from a depot, and how much of the insulation, plumbing and electrical scope you want done before handover. This guide walks through the planning decisions in the order we actually discuss them with clients.

Deciding how many units you need

A single 40ft high cube makes a workable studio: open living and sleeping area, a small kitchenette, and a compact wet room. Two units side by side, joined along one long wall, gives you a proper one-bedroom layout with a separated living area. Three to four units, arranged in an L-shape or with a covered breezeway between them, is where most of our family-home projects land — enough for two or three bedrooms, a shared living and kitchen space, and a bathroom sized like a conventional home's.

The joining detail matters structurally: cutting and welding a shared opening between two containers removes structural steel that was carrying roof and wall loads, so that opening needs reinforcement — typically a welded steel header beam — before you cut it. This is standard work, but it's a cost line that a flat per-container price quote often hides.

Insulation strategy by climate zone

Steel is a poor insulator on its own, so every livable container conversion needs an insulation layer — but the right approach changes by region. Coastal sites around Mombasa deal with humidity as much as heat, so we favour closed-cell spray foam, which also acts as a vapour barrier and resists mould growth. Highland sites like Nairobi and the central highlands see wider day-night temperature swings, where rigid foam board with a service cavity for wiring often gives a better cost-to-comfort ratio. Arid and semi-arid sites prioritise keeping direct solar heat gain off the roof first — a ventilated roof overlay above the insulation layer does more there than adding insulation thickness alone.

Plumbing, electrical and services

Water supply and drainage are usually the constraining factor on rural or peri-urban plots rather than the conversion itself — budget time for a borehole, tank, or connection survey before finalising your build timeline. Electrical work inside the container is straightforward: conduit run through the service cavity, a small distribution board, and standard wiring to Kenya Power's residential specification (or a solar system sized to your load if you're off-grid).

What it actually costs

As a planning range rather than a fixed quote: a single-unit studio shell with a mid-range insulation and basic electrical and plumbing fit-out generally lands well below what an equivalent block structure would cost, largely because the steel shell is already built. A three- to four-unit family home with full insulation, tiled wet areas, fitted kitchen units and a solar-ready roof sits at a meaningfully higher but still shell-advantaged cost compared to conventional construction of the same floor area. Site works — foundations, water and power connection, access road — are quoted separately because they vary enormously by plot.

County approvals

Most counties treat a permanently sited container home the same as any other permanent structure for planning purposes, which generally means submitting site plans and structural details to your county planning office before construction, similar to any other residential build. Requirements differ by county and by whether the structure is classified as temporary or permanent — we can share the documentation package a specific project is likely to need, but final approval sits with your local planning office, not with us.

A realistic timeline

  • Weeks 1–2: Brief, site visit or plan review, itemised quote.
  • Weeks 2–4: Container sourcing and structural prep at our workshop.
  • Weeks 4–7: Insulation, services rough-in, and fit-out.
  • Weeks 7–8: Delivery, site assembly (for multi-unit builds), and handover walkthrough.

Single-unit studios often move faster than this range; multi-unit family homes with custom fit-outs can run longer, particularly where site works are on the critical path.
